Requirements to be a real estate agent:

  • You must be 18
  • You must complete 75 hours of real estate coursework
  • You must pass a state exam
  • You will need to have a sponsorship from a broker
  • You will need to pass a background check

The other license is to be a real estate broker in Georgia. If you obtain your license as a broker, you have full authority to handle and own your own real estate company. You also have the opportunity to hire other agents to work under you.

Requirements to be a real estate broker:

  • You must be 20 to take the broker exam
  • You will need to work as a real estate agent for three years
  • You must complete 60 hours of pre-broker coursework
  • You must pass your state exam
  • You will need to pass a background check

With either of these two licenses, you must apply for your license within 12 months of passing your exam. When you submit for your background check, it is essential to make sure that you disclose any convictions you may have had in the past.

You may or may not receive a licensure denial depending on the type of conviction you have. If you fail to disclose any criminal convictions, your application will immediately face a denial. 

Georgia Real Estate Career Timeline

You can expect to pay around $500 to $700 for your initial license. On average, Georgia real estate pre-license online courses cost around $200 to $300. 

Other fees you will need to pay for your license:

  • License fees: $50
  • Exam fees: $121
  • Background check fees: $50

Keep in mind that this list is not entirely inclusive. You may need to pay for other fees such as office space, additional training, association memberships, and more.

If you plan on keeping your license active, you can expect to pay around $145 for your continuing education. There is also a renewal fee of about $125 you will pay every four years. 

Georgia Real Estate License Online

As mentioned earlier, you will need to meet a few requirements before applying for your real estate license in Georgia. You will need to be 18 years of age with a high school diploma or the equivalent. 

Step One: Complete Your Real Estate License Course

Before you commit to taking any online courses, you must make sure that the program has approval from the Georgia Real Estate Commission. Once you complete the online course, you will need to sit for your course final exam.

Almost immediately after passing your exam, you will receive your certificate of completion. Make sure to keep your certificate of completion on hand. 

Step Two: Undergo a Background Check

You will need to obtain and complete a Georgia Crime Information Report. The Georgia Real Estate Commission will review the information you provide on this criminal history report.

As stated earlier, it is incredibly imperative that you answer the questions on this report honestly. If you withhold any conviction, regardless of the severity of the conviction, the Commission will deny your application. 

Step Three: Schedule and Pass Your State Exam

You must take your Georgia state exam at a secure PSI testing center. You can apply online to schedule your exam using their scheduling portal.

The exam contains 152 multiple-choice questions. One hundred of the questions include nationally tested questions, while the other 52 are state-specific questions. 

Step Four: Apply for Your Real Estate License

Right after you pass your exam, you have the opportunity to apply for your real estate license at the PSI testing center. If you don’t have a sponsoring broker, you won’t receive an active real estate license.

Instead, you will receive an inactive license which will later need to be activated. On the other hand, if you have a sponsoring broker, your sponsor will receive your real estate license. 

Step Five: Renew Your License

If you are a newly licensed real estate agent in Georgia, you will need to complete 25 hours of the Georgia sales post-license course. You must complete this course within the first year of obtaining your license.

After completing your first year, you will need to complete 36 hours of continuing education for your license renewal. Your license renews every four years. 

Necessary Documents for Georgia Real Estate License

As stated earlier, you have the ability to apply for your license right after you pass your exam. Before taking your exam, make sure you bring the proper paperwork needed to apply for your license.

  • Your ID
  • A lawful presence notarized affidavit
  • Georgia crime information report
  • Your sponsoring broker statement

Make sure that you also bring a form of payment to pay for the license fee. If you do not have a sponsoring broker statement, you will not receive an active license.
